BEFORE INSPECTION DAY

Inspectors need safe access to the areas and systems they evaluate. A little preparation helps reduce avoidable interruptions.

If the inspector is unable to access all areas necessary to complete a thorough inspection, a return visit may be required. This could result in a reinspection fee that the buyers may ask you to cover. That’s why preparing the home and ensuring all areas are accessible before the inspection is so important!

General preparation

Confirm with your inspector that needed utilities will be on and equipment is ready for inspection. Replace burned-out bulbs, check smoke detector batteries and replace dirty or missing air filters. Keep GFCI outlets visible and accessible. Place packed boxes and stored belongings away from inspection access points. Leave walls, doors, windows and outlets accessible.

Inside the home

Clear under-sink cabinets and plumbing access panels so they can be inspected. Empty the dishwasher, microwave, oven and range. Address known minor issues, such as leaking fixtures or damaged hardware. Remove plug-in air fresheners from electrical outlets.

Outside, garage & attic

Clear the area around the electrical service panel. Provide safe access to attic hatches and pull-down stairs. Keep walkways and work areas around HVAC equipment and water heaters clear. Move stored items, debris and firewood away from exterior walls and the foundation. Trim vegetation away from the house and roof. Clean gutters and downspouts. Make pool, spa and hot tub equipment accessible.

Keys, pets & family

Make keys available for doors, sheds and other locked inspection areas. Arrange a secure place for pets away from inspection activity, and tell the inspector about any pets present.
